Yes those are offical and the real grpahics, I expect them much better since they dont really capture the best graphics using this way, remember the PS3 is far superior to the X360 and Wii.

Final Fantasy XIII looks so beautiful, I do hope that just as much development is being made into the characters, and storyline so that it can be just as beautiful as the graphics that are teasing our eyes at this moment.
I shall be looking forward to XIII, that's for sure.

The images containing the man are of "Final Fantasy Versus XIII", the action-RPG spin-off of FFXIII which is due for a PS3 release. The images containing the woman/girl/elf are from the original FFXIII trailer, also due for PS3 release.
